If you're thinking about selling a home in Solano County this fall, there's something I want you to know before you put that sign in the yard: the market you're entering in October, November or December is different from the market sellers typically see in the spring.
That doesn't mean homes aren't selling. Buyers and sellers move every month of the year. But historically, real estate tends to slow as we move into fall and the holiday season—and sellers need to set their expectations accordingly.
There may be fewer buyers looking at your home.
By this point in the year, kids are back in school, summer vacations are over and the holidays are approaching. For many people who don't have an immediate need to move, buying a home gets pushed further down the priority list.
That means a seller listing now may be competing for the attention of a smaller buyer pool than someone who listed during the spring.
Today's buyers can afford to be selective.
When buyers have more homes to choose from, they don't necessarily feel pressure to make an immediate decision. They may tour more properties, compare homes carefully and take longer before writing an offer.
That's why days on market don't automatically mean something is wrong with a home. Sometimes a well-maintained, appropriately priced property simply needs more time to connect with the right buyer—especially during a slower season.
Preparation and presentation matter.
In a more selective market, the little things become more important. Before listing, I work with my sellers to look at the home through a buyer's eyes.
That can mean decluttering, fresh paint, carpet or flooring updates, landscaping, minor repairs and, when appropriate, pre-listing inspections. The goal isn't to make every home perfect. It's to determine which improvements are actually worth doing and which ones aren't likely to provide a meaningful return.
Pricing needs to reflect today's market—not yesterday's.
One of the biggest mistakes a seller can make is pricing based on what a neighbor sold for months ago without considering what buyers are doing right now.
Recent comparable sales matter, but so do current competing listings, pending sales, buyer activity, condition and how long similar homes are taking to sell.
If your home is listed in Vacaville, Fairfield, Suisun City, Dixon, Vallejo, Benicia or elsewhere in Solano County, the strategy should be based on what's happening in your specific market—not a national headline.
If you don't need to sell right now, you have options.
Not every homeowner needs to rush to market. If your timeline is flexible, we can look at the numbers, your goals and current local activity and decide whether selling now makes sense or whether waiting may better fit your situation.
But if you do need to sell, that's okay too. The conversation simply needs to be realistic from the beginning.
A slower market doesn't mean your home won't sell. It means pricing, preparation, marketing and patience matter even more.
